U3 Ventures

Auraria Higher Education Center (AHEC):

AHEC is a consortium of three universities – Community College of Denver, Metropolitan State College of Denver, and the University of Colorado at Denver – all of which occupy the same campus in downtown Denver and together educate 38,000 students. U3 Ventures has been engaged as part of the master planning team to define the real estate strategy which will integrate the campus' long term growth into the urban fabric of the City of Denver. U3 Ventures is examining specifically the use of public-private partnerships to further the universities’ goals.


Detroit Neighborhood Forum (led by the Kresge Foundation and the Skillman Foundation), Detroit, MI:

The DNF is a group of Michigan and national foundations that have come together to collaborate on ways to revitalize Detroit’s business district and neighborhoods. Given the ravaged local economy caused by the decline of the automotive industry, the DNF engaged U3 Ventures to create a vision and strategy for economic growth that leverages the City’s education and health care institutions. U3 Ventures worked with local universities and hospitals, neighborhood groups, and CDC’s to build a vision for the city that will attract philanthropic as well as local and national investment private investment. Our scope included building a common vision for economic growth, creating programs that will attract new residents to the city, and identifying opportunities to leverage current and planned capital investments in the City including the light rail system.


Howard University, Washington, DC:

Howard University is perhaps the most prominent and well known Historically Black College and University (HBCU) in the country. U3 Ventures is engaged by the University as part of the campus master planning team to create a real estate strategy that engages Howard with its surrounding community. The result of our work will be an investment focus that not only leverages the University’s economic impact on its surrounding neighborhood, but does so in a way that maintains its deep cultural heritage and African-American roots.


Hudson-Webber Foundation, Detroit, MI:

The goal of the Hudson-Webber Foundation is to improve the vitality and quality of life of the metropolitan Detroit community focusing particularly on the urban core. The Foundation engaged U3 Ventures to work with three anchors in mid-town Detroit – Wayne State University, Henry Ford Health System, and the Detroit Medical Center – to create a common vision for economic investment in the surrounding neighborhoods. Our scope also included analyzing the real estate and market demand created by these institutions, recommending ways to capture this demand, and translating these into viable real estate projects that add vitality and vibrancy to the mid town Detroit neighborhood.


Philadelphia Media Holdings:

U3 Ventures provides ongoing advisory services related to the firm's real estate holdings, physical planning and leased space.


Saint Louis University:

Saint Louis University (SLU) is an urban University of about 12,000 students located in mid town St. Louis. U3 Ventures, in partnership with local developer McCormack Baron Salazer, is finalizing the definitive agreement with SLU to develop a 4.3 acre site it owns adjacent to its campus. Development plans call for a $100 million, 400,000-square-foot mixed-use development with condominiums, rental housing, a hotel and over 60,000 sf of retail space. The project will transform the intersection of Grand and Lindell, which is a main entry into both the University and the Grand Center arts and entertainment district.


Thomas Jefferson University:

Thomas Jefferson University, located in Philadelphia's central business district, enrolls medical, nursing, and students in other health professions as well as operates an acute care hospital. The University recently completed a master plan commissioned by a newly appointed President. U3 Ventures created a real estate and retail strategy which complements the master plan and furthers TJU's objectives using public-private partnerships.


Temple University:

Temple University, located in downtown Philadelphia, enrolls 31,000 students in undergraduate and graduate programs. U3 Ventures has been engaged as a strategic advisor to manage and facilitate the campus development plan effort.


University of Calgary:

The University of Calgary is located in northwest Calgary and has an enrollment of 28,200 students in over 80 academic programs. The University is in the process of planning for the single largest campus expansion in its history, the development of 75 acres on its west campus. U3 Ventures is part of the planning team that is creating a master plan and real estate strategy that will transform the west campus into a vibrant university town.


University of Chicago:

The University of Chicago is an urban university of about 13,000 students located in Hyde Park, Chicago. U3 Ventures has completed a comprehensive real estate development strategy for the commercial corridors around its campus and is advising the University on its implementation.


Yeshiva University:

Yeshiva University is located in both midtown Manhattan and Washington Heights, New York. U3 Ventures developed a campus vision and a real estate strategy to vitalize the edges of the campus, and has been engaged to facilitate and manage a campus development plan effort.
